Do I need a permit for a container ADU?

Do container ADUs rust or have condensation problems?

Yes. Containers are designed to stack - up to 8-9 high as freight - and a two-storey container ADU is common in California and Washington. You need a stronger foundation at the corners and a compliant stair, and the combined height must satisfy local setbacks and height limits.

What is the difference between an ADU, a JADU and a tiny house?

An ADU is a full secondary dwelling with its own kitchen and bath. A JADU (junior ADU, California) is a smaller unit, up to 500 sq ft, usually created inside the existing house and sharing a bathroom. A tiny house is a dwelling on wheels or skids and is normally treated as a vehicle, not a permitted dwelling - so it is not a shortcut to legal housing.

Do I need an architect for a container ADU?

Usually not. Because the structure is engineered and prefabricated, most buyers use pre-approved or catalogue plans plus a local engineer’s foundation and site adaptation.
